How We Make Fair Offers (Simple Breakdown):
When we look at a property, we use a clear process to come up with a fair offer. Here’s how:
Market Value after Repairs (ARV): We estimate what the property would sell for once it’s fully fixed and listed.
Renovation Costs: We calculate how much it would cost to make those repairs.
Holding & Selling Costs: These are costs that we take on after purchasing the home. They include things like property taxes, insurance, utilities, and real estate agent commissions. Sellers don’t pay these—but we still factor them in.
Profit Margin: Like any business, we include a reasonable return for taking on the risk and doing the work.
